Eastern Gateway

Eastern Gateway is the name for a 10.5 hectare plot of land  available to develop at Blackpool Airport Enterprise Zone. 

The development land has been released from Green Belt by Blackpool Council and re-allocated for planning use for employment purposes. This follows the building of Common Edge Community Sports Village. 

The Eastern Gateway will begin with a new road, which provides access to the development plots and creates a second entrance and exit onto the Enterprise Zone. Work on the highway construction is expected to start in early 2024. The project has been awarded £7.5m as part of the Blackpool Town Deal to construct the road.

Once highways construction is under way, commercial land will be available to develop for Grade A industrial, warehousing or office units. The plots will be available as design and build (to let / for sale), joint venture or direct land sales.  

Expressions of interest are now being sought for developers to build out Areas B and D on the Eastern Gateway. [DOC – 2.85MB]

The sites would be most suitable for businesses in advanced manufacturing, food and drink manufacturing and digital sectors. 

Potential unit sizes across the site range from 15,000 sqft to 75,000 sqft. Each plot will be fully serviced with: 

  • Access provided from the new highway 
  • Dedicated individual electricity supply 
  • Fast Fibre to the Property (FFTP) broadband with 1 gigabit connection speeds 
  • Superfast, resilient broadband available connections to USA <60 milliseconds. 
  • Mains utilities and data (water, electricity, internet) 
  • Landscaped environment 

A 1.24 hectare plot to the east of the development is also available for housing development.
